As part of dilapidations requirements or because the environment simply needs reviving to secure new tenants and therefore yields, SEC Interiors has vast experience either working off of dilapidation schedules, pre-determined scopes of works or through direct consultation with our own Consultants and Designers including whole site, internal and external works.

This Team specialises in looking for solutions for all aspects of the Cat A fit-out or refurbishment giving maximum flexibility absolute consideration to suit the needs of the next occupier thus minimising initial requirements and cost as well as the need for major alteration by the said occupier.

CAT A office refurbishments include:

  • Replacement of floor coverings
  • Repair and replacement of suspended ceilings
  • Reconfiguring lighting, air conditioning and mechanical items to a pre-lease configuration
  • Replacement of wall finishes
  • Removal of interior partitions and anything which formed part of the Category B fit-out

Cat B

Cat B fit out

A Category B refurbishment will usually form part of your requirements to update or modernise your existing commercial premises. Our design team offers consultation to both the concept and delivery of your new working environment, again taking into account the flexibility within the Cat A installation to minimise amendment and alteration to the surrounding environment including rectification costs at end of the lease term.

Areas and items to be refurbished may include:

  • Design specific alterations of the existing Category A and B fit-out to suit the occupier’s requirements including M&E services

A joint storage and interiors led solution provides Taste of Sicily Ltd with a fully refurbished, mixed-use facility, complete with dedicated offices, a kitchen break-out area, warehouse storage systems and more in St Albans, Hertfordshire.

Taste of Sicily, having recently acquired a mixed-use facility in St Albans were in need of a turnkey solution, and chose SEC Interiors to fit-out their new facility in line with the company’s agreed move-in date. In order to maximise the footprint within the facility, SEC looked to install a mezzanine floor (conforming to BRE Digest 437), creating additional office space with direct access to the warehouse environment.

  • SEC’s initial site survey indicated that the installation of a
    mezzanine floor would allow for the maximisation of the
    cubic footprint within the newly acquired facility
  • Once this was in place, partitioning systems were then
    installed below and on the mezzanine, forming a variety
    of new spaces including a staff kitchen break-out area, a
    small product showroom and general office
  • A full interior decoration package was undertaken which
    included the installation of new flooring, lighting and
    general furnishings in the new offices. Adjustable pallet
    racking was also installed in the warehouse – maximising
    overall storage capacity within the facility

Stud and track partitioning was installed throughout the mezzanine forming a variety of new spaces, including a staff kitchen break-out area, a small product showroom and general office space for the Taste of Sicily team.  The ground floor kitchen break-out area was fitted with new units, stylish mosaic effect splashback tiles, integrated appliances and a breakfast bar feature, whilst the product showroom benefitted from a similar aesthetic treatment.
